What Should You Check in a Home Purchase Contract?
Title checks, authority, payment arrangements, delivery and transfer terms.
Identify the property and seller
Verify the title, parcel, unit and seller’s authority. Investigate mortgages, encumbrances, competing sales and planning permissions. Signing a contract is not the same as obtaining registered ownership. Foreign purchasers must also consider acquisition permissions.
Separate payment, delivery and transfer
Specify price, currency, instalments, delivery standards, transfer arrangements and responsibility for taxes. Address delay, defects, termination and refunds. Registration, stamping and any specific-performance remedy require the applicable special rules.
Check the supporting documents
Obtain specifications, plans and common-area commitments. Use traceable payments. A promise of a future separate title should be assessed for legal and technical feasibility rather than accepted at face value.
