A Buyer’s Rights Before the Title Is Transferred
Contractual rights before registration and options when transfer is delayed.
Payment is not registered ownership
Full payment or occupation does not itself establish registered title. Contractual rights may exist, but their protection depends on validity, registration and prior rights affecting the property. Verify the seller’s authority to transfer.
Distinguish the available remedies
Performance, specific performance where available, termination, refund and damages have different conditions. An interim injunction may be considered if resale or a new mortgage threatens the claim, but relief is not automatic.
Document the delay
Keep the agreement, registration evidence, receipts and transfer correspondence. Obtain current title information. Do not rely indefinitely on verbal assurances: deadlines and third-party rights need early assessment.
